What is Jamabandi?
Punjab Land Records Explained
Before you buy any plot or agricultural land in Bathinda — check the Jamabandi. Here is what it means, what to look for, and how to read it.
WHAT IS JAMABANDI?
Jamabandi is the official land revenue record maintained by the Punjab government. It lists the owner's name (Khatedar), the land area (in Kanals and Marlas), the type of land (agricultural, residential, commercial), and the cultivation / possession details.
Simple version: Jamabandi is the original title document of land in Punjab. Before paying any token money for a plot or agricultural land — the Jamabandi must show the seller's name as Khatedar. If it does not — do not pay.

HOW TO CHECK JAMABANDI ONLINE (PUNJAB)
- Go to jamabandi.punjab.gov.in
- Select District: Bathinda → Tehsil → Village
- Enter Khewat / Khasra number (get this from the seller)
- Verify owner name, area, and latest mutation date
- Check if the land is mortgaged (Girvi) — if yes, bank has a claim on it
- For township plots — ask the developer for the parent Khasra number and verify it yourself
RED FLAGS TO WATCH
- Seller name does not match Jamabandi Khatedar — could be selling land they do not own
- Land is still classified as agricultural (Zirai) but being sold as residential — CLU must be obtained first
- Land is mortgaged to a bank — lender's permission required for sale
- Multiple names on Jamabandi but only one is selling — other co-owners must also sign the registry
- Mutation is not updated — old Jamabandi in deceased person's name — legal heir transfer required first
