How to Verify Any Property
on Punjab RERA

WHAT IS RERA?
RERA stands for the Real Estate (Regulation and Development) Act, 2016. In Punjab, all residential and commercial real estate projects above a certain size must be registered with the Punjab Real Estate Regulatory Authority before marketing or selling. This means buyers have a legally enforceable record of what the developer has promised โ timelines, specifications, layout and completion date.
Simple version: If a project is RERA-registered, the developer cannot change the layout, delay possession without penalty, or hide the project details. If it is not registered โ and it legally should be โ that is a serious red flag.
STEP-BY-STEP: VERIFY ON PUNJAB RERA PORTAL
Step 1
Go to rera.punjab.gov.in โ click "Registered Projects"
Step 2
Select District: Bathinda. Enter project name or RERA number.
Step 3
Open the project. Check promoter name, address and contact.
Step 4
Check the approved layout plan. Does it match what you are being shown?
Step 5
Check RERA expiry date. Expired RERA = project has not been renewed = risk.
Step 6
Check complaints filed. Any unresolved complaints = investigate further.
WHAT RERA PROTECTS YOU FROM
- Developers selling plots that are not in the approved layout
- Changing specifications after booking (e.g. plot size reduced)
- Delayed possession without compensation
- False advertising about amenities and infrastructure
- Disappearing developers after taking advance payments
COMMON RERA SCAMS IN PUNJAB
- Project marketed as "RERA applied" โ RERA applied is NOT the same as RERA registered. Do not pay advance for an unregistered project.
- Fake RERA numbers โ always verify the number yourself on the portal. Do not rely on the brochure alone.
- Expired RERA โ project was registered but registration lapsed. Developer did not complete or renew. Check expiry date.
- Selling plots outside the RERA boundary โ the plot you are shown may not be in the registered layout. Always cross-check plot number on portal.
- Collecting advance before RERA registration โ illegal under RERA. Walk away.
