WHAT IS RERA?

RERA stands for the Real Estate (Regulation and Development) Act, 2016. In Punjab, all residential and commercial real estate projects above a certain size must be registered with the Punjab Real Estate Regulatory Authority before marketing or selling. This means buyers have a legally enforceable record of what the developer has promised โ€” timelines, specifications, layout and completion date.

STEP-BY-STEP: VERIFY ON PUNJAB RERA PORTAL

Go to rera.punjab.gov.in โ†’ click "Registered Projects"
Step 2
Select District: Bathinda. Enter project name or RERA number.
Step 3
Open the project. Check promoter name, address and contact.
Step 4
Check the approved layout plan. Does it match what you are being shown?

Check RERA expiry date. Expired RERA = project has not been renewed = risk.
