Checklist 2026
Everything you must verify before paying any money for a property in Bathinda. Covers plots, flats, kothis and agricultural land.
PHASE 1 — BEFORE PAYING TOKEN MONEY
- Verify RERA registration number on rera.punjab.gov.in (for new projects)
- Check Jamabandi — seller / developer name must match Khatedar
- Confirm plot / survey Khasra number matches what you are being shown on site
- Verify CLU (Change of Land Use) if agricultural land is being sold as residential or commercial
- Check for any mortgage or bank lien on the property (Girvi)
- Confirm all co-owners are available and agreeable to the sale
PHASE 2 — AFTER AGREEING ON PRICE
- Get written Agreement to Sell (Bayana) — do not rely on verbal promises
- Ensure Agreement includes exact plot size, price, possession date, penalty clauses
- Verify mutation is updated to current seller's name
- Check latest property tax clearance certificate
- For new projects — check RERA-approved layout plan matches your plot location
- For apartments — check approved building plan, floor plan and flat number on RERA portal
PHASE 3 — REGISTRY DAY
- Registry must happen at the Sub-Registrar office — not in any other location
- Verify seller ID proof matches Jamabandi name on the day of registry
- Collect original registered deed the same day
- Get mutation application submitted to Patwari immediately after registry
- Confirm stamp duty and registry fee is correctly calculated on circle rate or actual price (whichever is higher)
